AIB Garage Ceiling Inspection – Wimbledon

Background
Key Asbestos Services Ltd was asked to inspect the ceiling panels within a garage at a property in Wimbledon.
The aim was to establish whether asbestos was present and, if so, what type of material we were dealing with before any further work was carried out.
What We Found
During the inspection, the garage ceiling panels were identified as Asbestos Insulating Board (AIB).
AIB is a higher-risk asbestos-containing material and needs to be treated very differently from lower-risk products such as asbestos cement. Because of the type of material identified, licensed asbestos removal work will be required.
Next Steps
The ceiling panels will need to be fully removed under controlled conditions by a licensed asbestos removal contractor.
Until the removal takes place, the material should be left undisturbed. The findings give the client a clear understanding of what is present and allow the correct removal work to be planned before the garage is used for any refurbishment or other work that could disturb the ceiling.
Result
Identifying the AIB before any work began means the asbestos can now be dealt with correctly, rather than being accidentally disturbed during future work.
