Management Survey – Roof Asbestos Cement Sheets

Background

Key Asbestos Services Ltd was commissioned to carry out a management-type asbestos survey on the roof of Radiant House, a four-storey commercial property in Chessington. The survey was required to assess the condition of the existing asbestos cement roof sheets and to identify any potential risks they posed before further works or occupancy.

Findings & Recommendations

The resulting survey report provided the client with a detailed condition assessment of the asbestos cement sheets. While the majority of the sheet installations remained intact, minor areas of weathering and surface disruption were identified. Key Asbestos recommended a programme of routine monitoring for those zones, suggested sealing any compromised sheet edges, and flagged the requirement to maintain maintenance access records and inspections going forward.

Survey Process

As direct rooftop access was unsafe due to the height and configuration of the building, Key Asbestos worked alongside a specialist drone-surveillance team. Using high resolution aerial imaging, drone data enabled the surveyor to inspect otherwise inaccessible areas of the roof. All visible sheet areas were photographed and mapped, any signs of deterioration (such as cracking, delamination, weathering or fibre shedding) were noted. The survey included:

The client received full documentation of the survey, including annotated images taken by the drone, condition findings and recommended next-steps for ongoing asbestos management. With this completed, the building owner gained confidence that the asbestos cement sheets are being responsibly managed, enabling further property works or occupation to proceed safely and in compliance.
