Asbestos Pipe Insulation Survey – Berkshire Private Estate

Background

Key Asbestos Services Ltd was instructed to carry out an asbestos survey at a private estate in Berkshire ahead of planned renovation works.

As part of the survey, our asbestos surveyor established safe access beneath the property's floorboards to inspect concealed service runs and areas that would not normally be visible. During the inspection, asbestos pipe insulation was identified on pipework below the floor.

Asbestos pipe insulation is one of the highest-risk asbestos-containing materials due to its friable nature, meaning it can release fibres if disturbed.

Work Undertaken

Once the asbestos pipe insulation had been identified, the affected area was immediately made safe. Access points were sealed to prevent accidental disturbance and clear asbestos warning labels were installed.

Samples were taken for laboratory analysis and the findings recorded within the asbestos survey report.

Because pipe insulation is a licensed asbestos material, we advised the client that it should remain undisturbed until it can be removed under fully controlled conditions by a licensed asbestos removal contractor.

Outcome

The investigation allowed the asbestos to be identified before refurbishment work began, preventing accidental disturbance. The client received a comprehensive asbestos survey report detailing the location, condition and type of asbestos identified, together with recommendations for the next stage of works.
